Affordability Plan 2026

Affordability Plan 2026 and Beyond

Key Initiatives: Housing, Childcare, Healthcare, Small Businesses and Wages.


Housing: The Problem

In a city, where a majority of New Yorkers are tenants, we must provide more protections and bring about actual and factual affordability and access to housing.   More than 2 million New Yorkers live in rent stabilized apartments.  New York City used to have more rent stabilized apartments, but there were many bad actors in real estate and politics, who caused massive displacements and destabilization of housing. This was purposely planned  due to greed and corruption.

We must also look at the consistent increase in rents, by the Rent Guidelines Board and Past Administrations. They aimed at using this tactic, to further displace more of our neighbors and families. Increasing homelessness and poverty,  while catering to corporate interests and real estate millionaires and billionaires. In the past 4 years, rents for stabilized apartments in New York City have increased by 12.6%.  

Homelessness in New York City has doubled, with the count being placed at over 350,000 homeless individuals and families in late 2025.  Over 150,000 NYC public school students have experienced homelessness, just in the 2024-2025 school year. That is a record high.

You also have corporations such as, Black Rock, purchasing Single family homes and selling them at record high rates, which fuels the high housing cost.  As well, as corporations, individuals and LLCs, who commit acts of Deed Theft to steal property away from elderly and long-term home owners.

Housing: Solutions

This is why District Leader Anthony Beckford,  supports Mayor Zohran Mamdani's plan to freeze the rent for rent stabilized apartments.  

● District Leader Anthony Beckford, has also been advocating for 30% rent rollbacks for rent stabilized tenants. Also and incentive program for private landlords, for them to roll rents back by 25% for their tenants.

● In regards, to our homelessness crisis, District Leader Anthony Beckford, is advocating to fully convert vacant hotel space and shelters into permanent housing, with on-site services and programs.

● District Leader Anthony Beckford,  is currently drafting legislation for the city and state, that will turn buildings that have been neglected by corporate landlords into HDFC Co-ops. The tenants will have the opportunity to have buy-ins, which will give them shares of the building and ownership of their apartments / co-op, where they will pay maintenance fees, which will be lower than their previous rent payments to help maintain the building. This is how you increase ownership and clean, safe, affordable housing.

● Prosecute those who have committed deed theft , to the fullest capacity of the law and provide restitution to the victims of deed theft.  

Childcare: Problem

Childcare costs have continued to rise and accessibility is slim to none. This has created an issue for many families. Some have had to take on extra employment or quit their jobs.

Childcare: Solution

District Leader Anthony Beckford, has been a vocal advocate for Universal Childcare. He has shown his excitement for Governor Hochul and Mayor Zohran Mamdani, providing the funding needed for their to be Universal Childcare in New York. History has been made.


Healthcare: Problem

The cost of Healthcare has risen and accessibility to adequate Healthcare has been an issue. Hospitals have been shut down, funding has been cut, Nurses are not receiving a fair contract and work in unsafe conditions, high maternal mobidity rate amongst Black Women.

Healthcare: Solution

District Leader Anthony Beckford is a vocal supporter of Medicare for All and an advocate for Obama care. District Leader Beckford, strongly believes that heath care must be affordable and accessible.  He has stood against the Cuomo administration when they were shutting down Kingsbrook Hospital and has stood in support of Downstate Hospital, to keep them open. He is an adamant supporter of NYSNA and their mission to make sure that nurses receive a fair contract and safe working conditions,  so that they can provide proper and safe care to patients. District Leader Beckford has helped to highlight the disparities in care, when it comes to impoverished communities,  but also when it comes to Black mothers. He is a firm supporter of making sure Duolas are fully covered by all insurance plans and that Duolas themselves are able to receive repayments on financial claims.


Small Businesses: Problem

Small Businesses are not given the protections that they need to stay afloat, especially when they are targeted by various agencies with outrageous fines.  The cost of rent has increased significantly for businesses, causing many to close or to raise the price of their services and products. There is also an issue, with landlords warehousing windows fronts.

Small Businesses: Solution

District Leader Anthony Beckford has stood up for our small businesses, and have helped address many of their issues.  He has advocated for a warehousing tax against landlords, who purposely keep their storefronts vacant. He supports a 20% rent rollback for businesses that are renting and a property tax rollback for small businesses that own their property. District Leader Beckford feels that their should be an oversight of city agencies,  sincenitnhas been found that many of our small businesses are subjected to harassment and deed theft.


Wages: Problem

Many workers are not paid a livable wage.

Wages: Solution

District Leader Anthony Beckford supports raising the minimum wage, and providing small businesses with mush needed subsidies to do so.
